So here's a nasty surprise for your PCs who are trying to pull a heist.

It wasn't just a hazmat "spill", Chloropicrin was used as a poison gas in WWI and, to quote the EPA, "had been incorporated int a safe as a security measure" https://response.epa.gov/site/site_prof ... e_id=14308.
I figure the safe had to be close to 100 years old and some recently demobilized WWI vet had the bright idea of using his new-found chemical weapons skills in the private sector.
